Position:
Director of Property Management
Position Summary:
This is a Full Time, Salaried Executive position responsible for all of the company's Long Term Property Management operations, including Rental Properties, Estate Management, and Home Management Services.
Reports to:
Paul Mayer, Managing Partner
Responsibilities:
Overall responsibility for the profitability, growth, and service delivery of the Property Management Division.
Responsibility includes every aspect of the business unit: Sales, Marketing, Operations, Finance, Technology, Human Resources, Administrative, and Legal.
Determine strategies, plans, goals, and budgets for the Property Management Division
Hire, motivate, manage, train, retain, and get the best possible performance from all Property Management Personnel.
Determine, document and train all personnel for best practices and policies.
Ensure legal compliance and outstanding service delivery to clients, tenants, and agents.
Establish and manage relationships with all outside vendors
Maximize brokerage referral opportunities from tenants
Manage all customer, tenant, and personnel conflicts and complaints
Develop and implement plans and strategies to attract the highest quality property managers and support personnel to Elite
Develop a culture of success, continuous improvement, goal:setting and achievement, and implementation of best practices
Develop and implement training and coaching programs that drive Property Manager success and development
Hands:on proactive and reactive support to Property Managers, including coaching and advice, Business Plan and Professional Development
Coaching and Advice
Work closely with Marketing to develop and implement programs to drive sales
Manage all Property Management support functions and personnel to maximize agent and client satisfaction and minimize costs
Establish policies and procedures and manage personnel and operations so as to minimize legal risks
Key Metrics:
Property Management revenues and revenue growth
Property Management profitability and profitability growth
Agent Satisfaction
Client Satisfaction
Professional Requirements:
Hawaii state real estate Brokers license
Previous high level of success as an executive or manager in real estate property management; or as an executive in brokerage with extensive experience in property management
Performance Requirements:
Extremely knowledgeable in all aspects of property management operations and Hawaii law.
Excellent motivator and communicator
Ability to manage a fast:growing and dynamic business with multiple locations
Excellent judgment and decision:making skills
Proven ability to hire and manage personnel to achieve excellent performance
Proven ability to establish systems, processes, and procedures
Evidence of ability to start a new business unit
